Dear Ed, We want to express our gratitude to you for all the work you did to sell our mother’s Lynnfield house in this market and for getting us very close to the price we wanted. From the first contact with you, I was sure you had just the right amount of charm and assertiveness to get the job done and you did not disappoint us. We were initially so depressed about the condition of the house when our renters finally left, but you were full of helpful suggestions in your initial walk-through and seemed to hold our hands to pull us along, coaxing us with your enthusiasm at every stage-- right down to the staging. Had it not been for your sage advice, especially when siblings were in disagreement, we might not have finished. And when the final product was unveiled, with your outreach and outstanding photographer and video-grapher, you made sure that the brokers came in hordes to appreciate all that we had done, and for the open house we had what seemed like a record number of prospective buyers even though we hit the market too late in the fall. It seems like a miracle in retrospect. In short, we are grateful to you for all your advice with renovation ideas and staging, for making the house look picture perfect by hiring the talented photographer, for getting all the necessary papers from the town (plot plans, past easements, list of permits, tax information) while handling all the real estate forms, and for forging enthusiastically ahead in a tough market and bringing home the bacon.

In a challenging market we needed to sell our two-family home in Malden. Our neighbor had his home on the market for a month and hadn’t had much success. The first realtor we met was discouraging and then we met Ed Cashwell. Ed came over and spent three hours listening to our situation and helping us decide what need to be done prior listing the home. He had suggestions for each room and encouraged us to de-clutter everywhere. I followed Ed’s advice and made the changes he suggested. His suggestion of changing the color of the bathroom curtain rod seemed almost petty and I was dubious, but amazed at the difference this minor adjustment made in the appearance of the bathroom. Ed knew we were on a limited budget and had good contacts for work we need to hire out and suggestions for me to complete the needed work. He even suggested that I, a woman with no particular handy-woman skills, tile above the shower in another bathroom and he gave me the encouragement I needed to tackle and complete the job. There were not many comparable homes on the market which made the setting of a price difficult. Ed worked with us to analyze the few comparables and determine the price for our home. Ed felt that a video would help give the home the exposure it needed. Again, Ed was so helpful staging the video. Wednesday was the video shoot, we left on vacation Thursday and the house went on the market late Friday. Saturday, Malden had a terrible rainstorm. Ed came over to make sure everything was in order prior to showings and found that a water spout was down and rain had come in the basement. He cleaned up the water before the house was shown and disclosed the situation to potential buyers. Monday Ed called with an offer and later called with a second offer. We know that Ed’s advice and hard work were what sold our home so quickly. Today we are packing and will close in two days. Thank you Ed for selling our home.
